I let them know your financing is solid, your pre-approval is fully underwritten and you're ready to close on time. That gives sellers confidence and it's gotten my clients accepted over higher offers more than once.
Transparent budgeting. I'll break down every cost, line by line, so you know exactly what you're paying and why. If something doesn't make sense, ask me. I'd rather spend 20 minutes explaining it than have you sign something you don't understand.
