Pre-Approval
This is where it all starts. You send me your income docs, I pull credit and we figure out exactly what you qualify for. Not a guess. Real numbers, based on real underwriting. I'll also tell you what you should comfortably spend, which is usually a different conversation. Once we're locked in, I write you a pre-approval letter that carries real weight with sellers and listing agents.

House Shopping
Now you go find your place. Your real estate agent handles the search but I'm on standby. When you find something and want to make an offer, I update your pre-approval letter for that specific property and call the listing agent directly to let them know you're a serious, fully qualified buyer. That call alone has won deals for my clients.

Loan Application
Once your offer is accepted, we move fast. I submit your full application, lock your interest rate and order the appraisal. Because I already reviewed your file during pre-approval, this step is mostly confirming what we already know. No scrambling, no surprises.

Underwriting
The lender's underwriting team reviews everything: your income, assets, credit and the property itself. They'll usually come back with a few conditions (additional documents they need). I handle all of that. I chase down the conditions, submit them and keep the file moving. You shouldn't have to wonder what's happening. I'll keep you updated every step of the way.

Closing
Once the loan is fully approved and the lender sends final documents to escrow, you go in and sign. A few days later, the loan funds, the deed records and you get the keys. That's it. You're a homeowner. The whole process from accepted offer to keys typically takes 25-30 days when everything goes smoothly. When I'm running the file, it usually does.
What Makes My Process Different
I've closed over 1,500 loans. The process above is the same every time. What changes is the level of attention. I don't hand your file off to a processor and disappear. I'm personally involved from day one through closing. You have my cell phone number. If something comes up at 8pm on a Tuesday, you can reach me.
Most of the horror stories people have about mortgages come down to one thing: poor communication. That doesn't happen here. I over-communicate on purpose. You'll always know where your loan stands, what's needed and when we're closing.
