Three Reasons to Refinance
Refinancing replaces your current mortgage with a new one. Simple concept but the "why" matters. Here are the three main reasons my clients refinance:
1. Lower your monthly payment. If rates have dropped since you got your original loan, a rate-and-term refi can save you hundreds a month. I'll pull your current loan details and show you the exact savings, including closing costs, so you can see whether the math works.
2. Shorten your loan term. Going from a 30-year to a 15-year or 20-year means you own your home free and clear a lot sooner. If rates are low enough, your payment might barely change. I've had clients shave 10 years off their mortgage with only a small bump in their monthly payment.
3. Access your equity. A cash-out refinance lets you tap the value you've built in your home. People use it for renovations, debt consolidation, investment, or just having a financial cushion. If you've got significant equity, it's one of the cheapest ways to access capital.
When Does a Refi Make Sense?
The short answer: when the savings outweigh the costs. Refinancing isn't free. You'll have closing costs, typically $4,000-$10,000 depending on your loan size. So we look at the break-even point: how many months of savings does it take to recoup those costs?
If you're staying in the home past the break-even point, the refi pays for itself and then some. If you're moving next year, probably not worth it.

- Your current rate vs. what's available today
- How long you plan to keep the property
- Your equity position and credit profile
- Whether you need cash out or just a better rate
- Total closing costs vs. monthly savings
