A real pre-approval tells sellers three things: you're serious, you're qualified and you can close. That's the difference between getting the house and getting a rejection email.
What I Do Differently
I call the listing agent. When you find a home and submit your offer, I pick up the phone and call the listing agent directly. I introduce myself, explain your financial position (without sharing private details) and let them know your loan is solid. This isn't standard. Most loan officers never talk to the other side. It works. I've had clients win over competing offers specifically because I made that call.
Fully underwritten pre-approval. Most pre-approvals are just a credit pull and a quick glance at your income. Mine go deeper. I review your full file upfront so there are no surprises later. When I write your pre-approval letter, it carries weight because the work has already been done.
Speed. In a competitive market, you can't wait three days for a pre-approval letter. I turn them around fast, sometimes the same day, because I've already done the heavy lifting on your file.
Homebuyer vs. Refinance Pre-Approval
If you're buying a home, pre-approval is your ticket to being taken seriously. It sets your budget, strengthens your offer and speeds up the process once you're in escrow.
If you're refinancing, the concept is similar but the context is different. I'll review your current mortgage, run the numbers on available rates and programs and tell you whether a refi makes financial sense. No pressure, just math.
